The Challenges of Renting with Dogs in the UK

The UK is often thought of as a nation of dog lovers, but when it comes to renting with dogs, the reality paints a different picture. Every day, I hear from people struggling to find pet-friendly rentals, and it’s a problem that just doesn’t seem to go away.

Looking after clients with pets find a home, I see it all. It’s not just the agents that make it ‘tricky’ with pets, some estate agents just like to say ‘no’.

So, what makes renting with dogs in the UK so difficult?

1. Limited Pet-Friendly Properties

One of the biggest challenges is the sheer lack of pet-friendly rental options. Many landlords still have blanket “no pets” policies in place, either due to concerns about property damage, noise, or complaints from neighbours.

Even with the Renters Rights Bill set to come into effect soon, which will make it harder for landlords to unreasonably refuse pets, landlords can still impose conditions, such as pet insurance or additional scrutiny. While it’s a step forward, it won’t solve the issue overnight.

2. Dogs Come with Extra Considerations

Unlike cats, dogs require outdoor space and exercise, which means tenants with dogs often need properties with gardens or access to parks. These properties are already in high demand, making the search even harder for dog owners.

Additionally, landlords may be more reluctant to accept dogs due to potential noise complaints (think barking), wear and tear, or concerns about larger breeds causing damage.

3. The Competitive Rental Market

The UK rental market is already competitive, and having a dog often puts tenants at a disadvantage. Landlords typically have multiple applicants to choose from, and even the hint of a pet can make them lean toward tenants without one.

I’ve seen countless situations where great tenants are turned down simply because they have a dog. It’s frustrating, especially when so many landlords don’t take the time to consider responsible pet owners.

4. Landlord Fears and Misconceptions

Many landlords assume the worst when it comes to renting to dog owners. They worry about chewed carpets, scratched doors, or muddy pawprints everywhere. While these concerns are valid, they’re often exaggerated.

Responsible dog owners go above and beyond to ensure their pets don’t cause damage. They invest in training, provide regular exercise to avoid behavioural issues, and are often willing to pay for any damage if it occurs.

5. Solutions for Tenants with Dogs

While renting with a dog is undeniably challenging, it’s not impossible. Here are some ways to improve your chances:

  • Create a Pet CV:  Highlight your dog’s temperament, training, and health records. Include references from previous landlords or neighbours to show your dog has been a great tenant before.
  • Offer Pet Insurance: Show landlords you’re prepared to cover any potential damage by taking out a pet damage insurance policy.
  • Off a UK Guarantor:  Whilst a landlord or estate agent cannot ask for one, shows you are responsible to offer one. It can be a UK friend or family member of you can go through a UK Guarantee company such Rent Guarantor.
  • Be Flexible: You may need to expand your search area or compromise on certain features to find a dog-friendly property.
  • Work with Specialists: Use platforms or agents who specialize in pet-friendly rentals, like Pets Lets, to save time and frustration.

6. The Bigger Picture

For things to improve, there needs to be a cultural shift in how landlords view tenants with dogs. The Renters Rights Bill is a start, but it’s going to take time and a lot of education to change deep-seated landlord and estate agent perceptions.

Landlords need to understand that responsible pet owners are just as reliable as any other tenant, if not more so. After all, they’re used to juggling responsibilities and caring for others (their pets!).

Renting with dogs in the UK is tough, no doubt about it. But with preparation, persistence, and a bit of creativity, it’s not impossible.

The hope is that with time and a little help from changing legislation, the rental market will become more inclusive for pet owners. Until then, the struggle continues, but one thing’s for sure: life with a dog is worth every bit of effort. 🐾
